Valid Energy Performance Certificates for selling or letting your property.
Since 2008, the Energy Performance of Buildings Directive requires all domestic properties to have a valid Energy Performance Certificate (EPC) in place if they are being marketed for sale or rent, giving buyers and tenants information on typical energy usage and costs.
It also outlines recommendations for measures to further reduce energy use, costs and CO2 emissions. All EPCs are lodged on a central Government Register and are valid for 10 years. Since April 2018, privately let properties must achieve a rating of E-39 or above.

You will need a Domestic EPC if you are putting your property on the market - to avoid a fine of up to £5,000 you need a valid EPC within 7 days of marketing - or if you are going to rent your property out.
